Green building and energy-efficient building are becoming increasingly popular construction choice for homeowners. While green building and energy-efficient building are not necessarily synonymous, energy-efficiency is always green. By using fewer energy resources, an energy-efficient home leaves a smaller carbon footprint, while also proving to be “green” in the amount of cash it leaves in the homeowners pocket.

One of the many reasons that modular homes are growing in popularity because they are an energy-efficient choice. More energy-efficient than traditionally built homes, and much more energy-efficient than manufactured/mobile homes, modular homes are at the forefront of energy-efficiency by design.

After the financial foundation for your new modular home has been laid, and you have decided what sort of loan to use to finance your construction project, you are on your way to constructing the modular home of your dreams. Understanding how the construction loan process works in tandem with your modular home construction will help you know what to expect, which will assist you with seeing that the process goes as smoothly as possible.

Once you have been pre-qualified for a modular home construction loan, you are ready to begin the process of building your modular home. You will need to begin looking for a modular house plan, a modular home manufacturer, and a general contractor to work on your home at the home site. Also, if you have not found a site for your home, will need to do this before beginning the construction loan process. However, if you own the land the home will be constructed on, this will add equity to your project, which will result in more favorable loan terms. What a conundrum – a manufactured home is not a modular home, but a modular home is sometimes referred to as a manufactured home. No wonder homebuyers and homebuilders often confuse the two, or do not realize that there is a difference at all.

While both modular homes and manufactured homes begin in a factory, the assembly line is where the similarity between the two ends. What are the differences, then?

Manufacturing Process

It’s true that both manufactured and modular homes consist of manufactured, factory built components. The difference begins in the assembly.

Manufactured homes are built start-to-finish on the assembly line, from limited floor plans and with similar facades. Everything from the structural frame of the house to the cabinets and countertops is assembled at the factory site. These homes arrive at the dealer partially or fully assembled.

Modular homes, on the other hand, are not assembled completely at the factory site. Only the “modules,” or sections that make up the basic framework of the home is assembled at the factory site. These sections are then trucked to the site of the home build and assembled on location, much like a traditionally built, or stick-built home. Read more…
